The Facilities Maintenance and Assets Manager is a job opportunity for a dynamic individual with a proven track record in facilities management within a campus environment, who enjoys and excels at leading, communicating and interacting with diverse staff while providing sophisticated building management administration skills. This position is located in the Facilities and Engineering Division of the Airport Department for the City of San Jose that is responsible for 24x7 coverage to meet the business needs of our business partners. This position is key in providing oversight on the day-to-day maintenance operations, management of Computerized Maintenance Management System (CMMS), and management of resources including staff and required materials. This position will supervise facility managers, trade professionals, and maintenance staff.
Under the direction of the Facilities and Engineering Deputy Director, the Facilities Maintenance and Assets Manager position is responsible for performing work of considerable difficulty including planning, organizing, and directing the Airport's comprehensive building, airfield, and grounds management programs. This position is key in providing oversight on the day-to-day operations, management of Computerized Maintenance Management System (CMMS), and management of resources including staff and required materials. This position will supervise facility managers, trade professionals, and maintenance staff.
Provide continuous development of the trades and maintenance team by establishing goals, encourage achieving high performance targets, creating an enjoyable and productive work environment, develop assigned team to ready them for their next opportunities and provide recognition for team achievements;
Plan, direct and review staff assignments and work; make recommendations regarding important personnel actions such as hiring, promotion, demotion, discipline, separation and other matters;
Develop and implement a comprehensive building management program and administer an effective preventive maintenance program for all Airport City owned assets;
Establish and maintain effective working relationships with Airport Executive Team and managers, City representatives, tenants, consulting firms, contracting firms, business and community representatives, government agencies, and others engaged during daily work efforts;
Define airport specific infrastructure and facilities operational challenges, research and analyze data, evaluate alternatives and develop sound, independent conclusions and recommendations in accordance with regulations and policies;
Development and effectively monitor annual division operating budget;
Direct the contract administration and inspection for building and grounds maintenance and repair activities.

Candidates should have a proven track record of building strong, collaborative relationships with stakeholders of all kinds, including residents, businesses, elected officials, and other professional staff. Candidates should also be comfortable working in a fast-paced environment and have the capacity to drive forward with high priority initiatives while managing daily workload.

Retirement – Competitive defined benefit retirement plan with full reciprocity with CalPERS; defined contribution plan available as an option.
Health Insurance – The City contributes 85% towards the premium of the lowest cost non-deductible plan. There are several plan options.
Dental Insurance – The City contributes 100% of the premium of the lowest priced plan for dental coverage.
Personal Time – Vacation is accrued initially at the rate of three weeks per year with amounts increasing up to five weeks after 15 years of service. Executive Leave of 40 hours is granted annually and depending upon success in the Management Performance Program could increase to up to 80 hours. Sick Leave is accrued at the rate of approximately 8 hours per month.
Holidays – The City observes 14 paid holidays annually.
Deferred Compensation – The City offers an optional 457 Plan.

COMPENSATION AND BENEFITS
The approved salary range for this position is $113,872 - $142,777. The actual salary shall be determined by the final candidate’s qualifications and experience. In addition to the starting salary, employees in this classification shall also receive an approximate five percent (5%) on-going non-pensionable pay bonus.
